Interested in an Advertised Property?
If you find an advertised property you are interested in pursuing you should first 'drive past' the property. We request you do this to ensure that the exterior of the property and the general location will suit your personal requirements.
Some properties may be occupied, so please respect the privacy of our current tenants and refrain from knocking on the door of ANY advertised property.

The application
So you have inspected an available property and would like to submit an application?
The property portfolio manager who conducts the inspection of the property will be happy to supply you with an application form. Please ensure that you read the whole application form thoroughly and complete all required fields. When you have completed the form you will need to return it, together with the required supporting documentation, to our office.
The property portfolio manager will generally be able to advise you of the result of your application in two working days, however this is merely a guideline.

Congratulations, your application is successful!
If your application is approved you will be required to sign the lease and pay a holding deposit (equal to two weeks rent) within 48 hours. This secures you the property and enables us to withdraw the property from all advertising. Your holding deposit will then be used as your first two weeks rent when your lease begins.Residential Tenancy Agreements
A Residential Tenancy Agreement or ‘lease’ will be drawn up and is the legal contract that both you and your landlord must abide by. A lease will include information such as;
- Location of the property
- Total rent
- Amount of the bond
- Commencement and 'change' date of your tenancy
Make sure you take time to read the lease, and ask any questions, before you sign it.
When making an appointment to sign a lease at McGregor First National you should allow a minimum of 30 minutes to read your lease and ask any questions before signing the document.

Moving In - Documentation
On the day your lease commences you will need to make an appointment to meet the Property Portfolio Manager at our office. At this time you will be provided with various documents. They will include, amoungst others:
- Condition report - two copies of the condition report will be presented to you. It will have been compiled by the Property Portfolio Manager, and will detail the condition of the property, room by room. You will be required to sign one copy on the spot, to acknolodge you have received the report. You should take the second copy the leased property and physically check the report. Should you wish to add or ammend the report you should do so now. It is strongly recommended you do this prior to moving any items into the property. The report must be returned to our office within two working days of you receiving it for it to be valid. The condition report, along with the Residential Tenancy Agreement, may be the most important document you encounter during your tenancy, it is your only chance to have your say on the condition of the property.
- Photo Sheets - recent photos of the property will be presented to you and you will be required to sign each page. These may be used to try and resolve any disputes arising over the condition of the property at any stage during, or after, the tenancy.
- Keys Sheet - a photo copy of all keys you will receive for the property will be presented to you. The keys detailed on this sheet will be the minimum number of keys you will be required to return at the end of the tenancy.
