RENTING - Tenant Information

What are my responsibilities?

When renting, little problems can turn into big problems if you are not aware of who is responsible for taking care of the issues that may arise.

As a tenant some of your obligations are:

  • Keep the property clean.
  • Not cause damage to the premises.
  • Inform the agent ASAP if any damage is done.
  • Ask for the landlord's permission (via the agent) to install fixtures or make alterations, renovations etc.
  • Avoid causing a nuisance to the landlord or neighbours.
  • Not to initiate or participate in any illegal activities on the property.
  • Supply and change any faulty light globes, tap washers and electrical fuses.
  • Ensure rental payments are made in accordance with your Residential Tenancy Agreement.

In turn, the landlord is obliged to:

  • Keep the premises in good repair.
  • Immediately provide the tenant with a key after changing any locks.
  • Avoid disturbing the tenant unnecessarily.



Routine inspections

Routine inspections are conducted every four months after a tenant takes possession of the property. These inspections are one of our more important obligations to our investment property owners. You will generally receive a letter in the mail advising of the date and time of the inspection at least a week prior to our visit. Should you not be present we shall access the property using the owner's keys.

A full report of the condition and presentation of the property will be compiled by the property portfolio manager and supplied to the owners. If you are not able to be present and wish any issues to be reported please feel free to leave us a note.




Time to move?

Is it time to move? There are a few things you need to bear in mind should you wish to vacate the property you are renting:

  • In most cases you must give a minimum of 14 days notice (please note this is just a guide, check with your property portfolio manager for full details).
  • Please ensure you are aware of specific obligations under your Residential Tenancy Agreement. e.g. carpet cleaning, heater servicing, fumigation.
  • We may wish to show the property to potential tenants prior to you leaving. This will be done on a one on one basis and a member of staff will contact you to advise of the day and time we will attend.
  • Rent will be charged until all keys are returned and all possessions are removed from the property.
  • You should provide copies of reciepts for carpet cleaning, heater servicing, fumigation etc. when returning the keys.
